STANDARD DELIVERY
BEFORE YOU BREAK GROUND
The claim arrives long after the machines have gone.
Excavation and demolition move ground that isn't yours. Months later the owner next door notices a crack, and the question is whether your works caused it or it was already there.
Without a record from before you started, that's a conversation about recollections and a few phone photos taken from the driveway. It's a conversation nobody wins, and it's expensive to lose.
With a dated 3D capture, it's a comparison.
THE DIFFERENCE
Photos capture what someone thought to photograph.
A traditional dilapidation record is a folder of stills and written notes. It only holds what the inspector framed on the day, at the angle they chose, at the resolution their phone managed. Twelve months later the crack that matters is the one nobody shot.
A 3D capture holds the whole property. Any point, any angle, measurable later, by anyone with the link.
Measure it later
Someone asks how wide that crack was in March. Open the capture and measure it.
Angles nobody chose
Move through the property from any position, not just the ones photographed.
One link
Your consultant, your insurer, your client, the neighbour. No app, no login.
SEE ONE
Walk through a real capture.
A dilapidation capture from a live job. Move around it, take a measurement, look at the wall from an angle nobody photographed.

DELIVERABLES
What dilapidation capture delivers.

01 / 04
The building that costs you is the one next door
Excavation, piling and demolition move ground that isn't yours. The crack next door gets noticed long after the machines have gone, and the question becomes whether it was already there. A dated record from before you started answers it.
02 / 04
A comparison, not an argument
Most consent conditions call for a record before works and another once they're finished. Same properties, same capture positions, so the two compare dimensionally rather than as a dispute about which photo was taken where.

03 / 04
Better evidence than a phone gallery
A traditional dilapidation record is stills and written notes. It holds only what someone framed on the day. A 3D capture holds the whole property, measurable from any angle, months later, by anyone with the link.
The record your consultant works from
Most dilapidation capture is booked by building consultants and inspectors who need better source material than a tape and a camera. Kybos captures the site. The qualified person writes the report and puts their name on it.

THE PROCESS
What goes on record.
Adjoining buildings
Walls, facades, roofs and finishes on every property that shares a boundary with the works.
Interiors
Where access is granted. Ceilings, cornices, wet areas and floors, in the same pass.
Boundary structures
Retaining walls, fences, driveways, paths and paving.
Public assets
Footpaths, kerbs and road surface where the conditions extend to them.
WHO BOOKS IT
Three kinds of caller.
You write the report. Kybos gives you a measurable 3D record to write it from, instead of a phone gallery and a tape. Book us as the capture crew and put your name on the assessment.
Your DA condition calls for dilapidation reporting. You'll need a qualified assessor and you'll need the site captured. We do the second part, and we work alongside whoever does the first.
Works starting next door and you'd rather have your own record than rely on theirs. Capture is independent, dated, and yours.
THE WHY
Why dilapidation capture matters
A dilapidation survey creates a timestamped visual record of neighbouring properties, roads, and structures before construction begins. If damage is claimed during or after your build, this record is your evidence. Without it, you're liable by default.
